When buying or selling, the continuously asked question is, “How much is the property really worth?” Estimating the value of a property is fundamental to the decision making process. Unlike residential property, where opinions and emotions are involved, commercial property is all about the numbers. The value of a commercial property is based on three primary elements: income, expenses (cash-flow) and rate of return, which is commonly called capitalization rate. I will provide property buyers and sellers with an investment property analysis that will include these three elements and will help you determine a fair market value of the property.


A lease is a very large financial commitment. Whether you are a landlord or a tenant, there are a variety of factors that need to be considered when leasing property. How much can a business afford to pay? A bank can pay more than most retailers in the same area. Common area maintenance (CAM) charges, real estate taxes and any other additional charges should be considered part of “rent” from a business and comparison perspective. The term (length) of the lease and annual increases are important considerations as well. When a renovation is necessary, who pays for the work to be done, the landlord or the tenant? Having represented landlords and tenants, I can give you constructive guidance through the lease valuation process.
